Frequently Asked Questions

These are some of the most common questions asked by students attending the local university about our accommodation.  If you have any other questions about our rooms or apartments not covered here then contact us

 

1. Are the Utilities such as Electricity, Water and Internet included in the price of the Weekly Advertised Rental Price?

No, the cost is extra and this is shared amongst the house tenants in that property. This is also highlighted under the Residential Tenancy Lease as a shared cost to be paid for by the Tenant.

2. How many people live in the Townhouse?

There can be up to a maximum of 4 people on each lease within the Townhouse’s and anywhere from 1 to 3 people within the Apartments.

3. How much is the Electricity, Water and Internet?

This can vary as to how many people are in the Townhouse’s occupancy and what the cost’s are ‘on the plan’ for the Internet? This would need to be discussed when you inspect the individual property address.

4. Is the Area Safe at night for Females?

Yes the area is safe as the streets are lit up and many people are commuting. The area to be mindful of is ‘Guest Park’ at night time as there are no park lights and it is dark, this is only within Fairy Meadow NSW 2519.

5. Is there FREE Public Transport available nearby?

Yes there are free shuttle buses that run between Wollongong Station and the University.  For more detailed information click here

7. What happens if a repair or maintenance 'issue' needs to be addressed?

You would send an email to [email protected]  and advise on what needs to be repaired or maintained.

8. How is the rent paid and how do we receive receipts for the funds paid?

The rent is paid into the account via Bank Transfer ‘EFT’ which is noted on the Lease documents when you start your lease term. The amount of rent payable at the time of the lease is 4 weeks Bond and 1 weeks rent plus the Reservation Fee. Please note on the Bank Transfer Receipt the room number or apartment number with your name. Once the funds have been received and cleared a rental receipt will be emailed to the email address noted on the application form.

9. How are Disputes handled against other housemates?

These disputes are handled by the Residential Mediation Tribunal in Wollongong NSW 2500. They can be contacted at:

10. Where is the Bond I pay for at the beginning of the Lease held ?

It is held at the NSW Rental Bond Board and they can be contacted at  www.service.nsw.gov.au

11. Is the Lease contract a legal document, which can be enforced ?

Yes , the Lease is a Legal Document via the Residential Tenancy Act and can be viewed at tenants.org.au

12. When do I get my Bond back ?

Bond payable at the beginning of the Lease is 4 weeks rent . According to the Residential Tenancy Act or the lease you agreed to enter into at the beginning of the tenancy term , you must provide a Termination Request  which can be accessed by completing the following form (click here) to terminate the lease and then prepare the property in the SAME CLEAN condition as it was occupied in at the beginning of the tenancy . Once the property has been cleaned and confirmed by the agent , the Bond Release form will be provided allowing you to release the full or partial bond back to your nominated bank account . If the property is dirty or damaged , the agent will advise on the process of repairing or replacing or cleaning of the premises . If the out going tenant does not oblige, the costs will be deducted from the bond to compensate the repairs, maintenance or cleaning automatically.
